Balconies & Building Envelope

Most building envelope projects begin with an investigation of the affected area(s), which leads to determining the project scope and creating a repair plan that includes demolition and removal of all existing impacted materials.

Balcony Project

The property manager reached out to Abris looking for an initial project inspection to be completed as the underside of the balconies was cracking and beginning to fall. From there, Abris created a quote outlining the scope to repair or replace the balconies. The existing traffic coat membrane of the 18 balconies at this property had surpassed its life expectancy when Abris was commissioned to complete a restoration of them. After removing what remained of the existing membrane, we uncovered multiple balconies/ areas that suffered concrete deterioration due to rebar that had been exposed to the elements. Following the removal of any corroded material, we completed all required concrete slab repairs and proceeded with the installation of the new membrane.

Water Ingress Project

The property manager contacted Abris to request a quote. Our team began the initial inspection by expanding the test openings with an engineer and then completing the quote and scope of work. We ultimately ended up replacing the small flat roof, reframing the entire wall, replacing the windows and putting it all back together.
