Initial Inspection
Clear expectations are a critical component of a successful project. The initial project inspection gathers all the information needed to provide a detailed quote and a clear scope of work.
Abris contacted the property manager about quoting on the concrete stairs and landing replacement at a townhome-style condo. We had previously worked on a concrete project at this property with this board and property manager.

Detailed Scope and Quote
A clear scope of work will then be written in a way that makes sense to all parties, and all questions will be answered. We are always willing to modify our scope to match the needs of the customer while also ensuring construction standards are met.
This project has a large scope and has been booked for over two years of recurring work. Twelve units were completed in 2024, and fifteen have been booked for 2025. The stairs were completed in two months on budget and on time. In 2024, the project was completed late in the season, so managing expectations among the board and property managers was crucial.
The scope for this project included a new roof, new flooring in the hall, and kitchen renovations. This project feature will focus on the roof aspect. This location previously had the asbestos tested.

Construction Schedule & Updates
To ensure clear expectations and timely solutions are provided, we will present a realistic schedule for all parties to reach project completion. Through coordination with the Property Manager, residents and the condo board.
Our efficiency increased as the units were completed with fewer phases and completed more stairs. We were cautious of scheduling as unit owners would briefly lose access to their front door as the concrete was poured in place.

Project Monitoring
Clear communication is an essential part of Abris’s fundamentals. We will update you on progress, schedules, and changes as they come in and ensure that all work is completed according to the schedule set with the team and the approved scope of work.
Our team communicated daily with the subcontractors and the concrete team regarding safety, access, and scheduling. Documented site safety daily. The project was completed on budget, within the timeframe agreed upon, with two limiting factors being weather since it was late in the season and concrete supply varying.

Project Completion
Upon completion of the project, we will always ensure that all parties involved are satisfied with the results.
Upon completion there was a final site walk through, deficiency list and we reinstalled the railings for unit owners to regain their access safely.
