Initial Inspection
Clear expectations are a critical component of a successful project. The initial project inspection gathers all the information needed to provide a detailed quote and a clear scope of work.
Abris was working on a large asphalt project at this property when the property manager asked us to provide a quote for replacing the existing aluminum frame windows in their pool room due to condensation issues. At the initial inspection, the property manager raised possible concerns of a rot issue around the framing on the windows for further inspection.

Detailed Scope and Quote
A clear scope of work will then be written in a way that makes sense to all parties, and all questions will be answered. We are always willing to modify our scope to match the needs of the customer while also ensuring construction standards are met.
Included in the scope was a sunroom-type area at the end of the pool, which had glass walls and a glass ceiling that they wanted to change. This would require a building permit and engineering. We factored in potential rot-related repairs, and unfortunately, the rot found exceeded our contingency.

Construction Schedule & Updates
To ensure clear expectations and timely solutions are provided, we will present a realistic schedule for all parties to reach project completion. Through coordination with the Property Manager, residents and the condo board.
Scheduling was done in two phases. One is the aluminum window section, and the other is the sunroom rebuild. The initial expected timeline was about two months, but due to waiting on the building permit, drawings, engineers and rot repairs, we did go over the original timeline. The pool was shut down for the duration of the repairs, with the interior windows being completed first followed by exterior finishing repairs.

Project Monitoring
Clear communication is an essential part of Abris’s fundamentals. We will update you on progress, schedules, and changes as they come in and ensure that all work is completed according to the schedule set with the team and the approved scope of work.
This project had a lot of factors dictating phases and completion. The windows were completed first, and after we had the building permit, the sunroom rebuild was completed. The windows took about a month to complete, and the sunroom took about two weeks to complete once everything was in order. The weather was a small factor as we were working in fall conditions.

Project Completion
Upon completion of the project, we will always ensure that all parties involved are satisfied with the results.
Upon completion, there was a final site walk-through, a deficiency list, site clean-up and ensuring all finishing details were completed to the board's standard.
